What's the buying process?

Initial Consultation

We'll sit down to discuss your dream home in detail. We'll cover everything from property type and size to location and must-have features. I'll guide you through the home buying process, explain the current market conditions, and introduce you to my fantastic cash-back rebate program.

Mortgage Pre-Approval

It's time to gather your financial documents, such as income verification and credit history, and connect with mortgage lenders or brokers to get pre-approved. This pre-approval letter helps determine your buying power, showing you how much you can afford and ensuring you’re ready to move forward with confidence.

Home Search

With your wish list in hand, we'll set up property alerts and start searching for listings that match your criteria. We'll schedule and attend property viewings together, evaluating each option and comparing their pros and cons until we find your perfect match.

Making an Offer

We’ll perform a market analysis to help you craft a competitive offer. Once we’ve prepared and submitted the offer, I’ll negotiate with the seller or their agent to secure the best possible terms. My goal is to make your offer stand out and get accepted.

Home Inspection

Hire a professional home inspector to give the property a thorough check-up. We’ll review the inspection report together to ensure there are no hidden surprises.

Appraisal and Loan Finalization

Your lender will arrange for a home appraisal to confirm the property's value. Provide your lender with the purchase agreement and appraisal report, finalize the loan terms, and sign the mortgage agreement. Once your mortgage is approved and funds are secured, you’re almost at the finish line!

Closing The Sale

Review and sign all the closing documents, including the deed and mortgage papers. Pay any closing costs, such as legal fees and land transfer tax. Once everything is signed, sealed, and delivered, you’ll receive the keys to your new home—congratulations, you’ve made it!

  • When do I get the keys to my new home?
    The day you get the keys is also known as the closing date or completion date. This date is agreed upon during negotiations and specified in the Agreement of Purchase and Sale document. Your closing date will vary depending on your needs and the seller's needs for moving. The average closing time for a residential property is typically between 30 and 90 days from the time the agreement is signed.
  • What is a Buyer Representation Agreement & do I have to sign one?
    A Buyer Representation Agreement (BRA) is a written contract that establishes an agency relationship between a brokerage/realtor and a client. This agreement outlines the duration and specifies the duties and responsibilities of both parties. The most important aspect of a BRA is that it obligates the brokerage/realtor to provide a higher duty of care to you as a client compared to the general public. While we are required to have a Buyer Representation Agreement in place, I am not the type of agents who will pressure you to sign one during our first meeting or try to ‘lock’ anyone into a contract. Your satisfaction is my top priority. If at any point you’re not 100% satisfied with my service, you can cancel the agreement with me at any time, with no penalties, provided no offer to purchase has been submitted on your behalf.
  • Do I have to pay to work with a realtor to buy?
    Buyers do NOT pay realtors directly to purchase a home. When you’re working with a real estate agent to buy a home, the commission is typically offered and paid by the listing brokerage through the MLS listing. There are exceptions to this, which will be explained when reviewing the Buyer Representation Agreement.
  • How much money will I have to set aside for the deposit with my offer?
    Are you sitting down for this? When buying a house in Toronto, a deposit of typically 5% of the purchase price is required. For example, if you are considering a $1,000,000 home, you would need $50,000 readily available to make the deposit. Don’t worry, that money is put to good use—it’s part of your total down payment. Having your deposit funds ready is crucial as it shows sellers you are serious and helps secure your offer.
  • When do I need my deposit and what happens with it?
    Depending on the situation, the deposit will either be required “herewith” (meaning with your offer submission) or “upon acceptance” (within 24 hours after an agreement is reached). Funds should be readily available in an account. And by ready, I mean not locked away in your RRSP, TFSA, or FHSA account. Pro-tip: If you bank with Tangerine or another online institution, you should transfer funds to an account where you can obtain a bank draft immediately if needed. We’ve seen situations where a buyer has lost out on a property because their bank required two business days to transfer funds.
